Special Features
The second stage to have a three storey structure. historically our buildings have been predominantly two storey structures. Security fences and electric gates have been designed to be of very solid construction.
Learning experiences
This site is in a Fire ant area and all the relevant inspections and approvals were necessary, this was a new experience for SSA. South East Queensland has recently been exposed to the deadly Fireant which apparently hitched a ride on a container ship from South America. Before the numbers get uncontrollable an eradication programme is under way with very strict controls over the distribution of soil, dirt and plants throughout the region. The Kingston site fell into a region where Fireants have been sighted and as such very strict controls, audits and risk assessments had to be carried out.
1. THE CLEAR SITE
The site was a large block without too much fall and was already mostly clear with the exception of a second hand vehicle yard which is still in operation and will most likely remain so until stage 3 is required to proceed. Because the site was fairly level, the earthworks required has been minimal and few retaining walls were necessary.

2. EARTHWORKS COMMENCED
Civil earthworks commenced with fine weather once it had been established that there were no Fire Ant infestations on the site. As viewed from behind the safety fence which completely surrounded the construction site. At this the stage in ground services were being installed; fire service high pressure pipe, electrical and access and control and CCTV conduits and stormwater lines.

3. SLABS PREPPED
One of the main ground slabs, prepped and ready for pouring with a boom pump in the background ready for his first load after the structural engineer's inspection of steel placement. Engineered construction joints are visible in the slab to assist in controlling cracking. All slabs are individually engineered to suit the site ground conditions and the type of structure.

4. SLABS COMPLETED
The main ground slab for the second stage now poured during stage 1 to enable completion of the concrete roadways.

5. CONCRETE TILT PANEL
Concrete Tilt Panel construction is used for boundary and internal fire walls, shown are the temporary braces prior to permanent structural steel braces being bolted into position. At this stage the steel structure will have been fabricated and delivery to site will happen as soon as the concrete roadways are down. A 65 tonne crawler crane was used in the process of erecting the heavy panels which are poured on site.

6. STEEL FRAMING ERECTED
Steel framing has been erected for the steel structure, including heavy universal beams over the office area. At this stage the roof edge protection barrier has been installed and the roof packs are visible ready for roof installation. Electric scissor lifts are used during the frame erecting process.

7. ROOF FITTED
Once the steel structure is framed, the roof is on and now the external walls are clad. Visible is the framing for the office front façade and while this is taking place on the outside the Steel Storage internal partitioning system is well and truly underway on the inside.

8. INTERNAL PARTITIONING DELIVERED
Another semi trailer load of Steel Storage internal partitioning material is on it's way to site.

9. OFFICE AREA WIRED
The office area is being wired for electrical, and access and control and CCTV systems prior to sheeting with gyprock, the project is almost complete.

10. PROJECT FINISHED
The finished project open for business and looking very smart indeed with new signage and solid electric gate systems controlled by the PTI access control software.
